I speak with a lot of real estate agents, business owners and coaches that are unsure of where to start with creating content (video/audio/written)… This is insanely important in todays digital climate – especially with the changes we have seen in the last year.

Picking up leads organically and using paid media on FB & IG is where Is where I highly recommend you be in 2021.

I highly implore you to post everyday for the next 365 days and watch your business grow.

So here’s some quick tips on how to start if you’re trying to attract leads by yourself and creating content on your own!

And…

This can be used for any type of client…

 For Paid Media:

1. Create a free resource or lead magnet that is high value for your ideal customer. Require a name, email address and phone number in exchange for this resource. You can set this up directly inside of Facebook ads manager. Do not boost the post. Also use dynamic creative in what we call the top of funnel (Note: this resource should be of high value, don’t simply syndicate an article actually write something)

2. Setup an email and sms autoresponder to begin the conversion process. People buy from people they know, like and trust. They don’t know you yet, so you can’t expect results to happen over night. You should be emailing this list weekly / calling them until they tell you they’re not interested. You will need a CRM to do this. Quick note: make sure that the CRM has the ability to do sms automation as well, this will help with conversion.

3. The fortune is in the follow up. Carve out time in your calendar and ensure you have a time you last contacted and setup a follow up contact date. Setup a system for yourself where you follow up with leads continuously and/or have an autoresponder (customer relationship management software) to do some of the work for you. You should be emailing your list once a week and even calling them. Look at the top coaches and marketers in the world… They’re emailing you a lot if you’re inside their sales funnel. They say success leaves clues… I call this a clue.

4. Ask your happy clients for video testimonials and run re-targeting sequences for continue to build the know, like and trust factor. This is in the audience section of Facebook ads manager.

5. Continue to put out content daily telling your story, and we will get to that in the next section.

6. Here is an extra piece of advice. When you’re creating a sales funnel choose one avatar to serve. This doesn’t mean you’ll only sell homes or working with only this person but it increases your chance of conversion if you’re seen as the expert in field. 

For Organic Media:

1. Start connecting with people in your community on Linkedin and Facebook daily. Send them a friend request, don’t message them just start posting content and overtime you will build a relationship. Also if you connect with someone in your community make sure you add them to your personal friends list. Over time they will begin to know you, like you and trust you. Many people call this the Perfect Stranger Method.

2. Create a separate piece of content on each step to buying that new property. Each day you’re going to talk about the process and the nitty gritty. Give a ton of value about the journey of buying a property or how you’re serving your clients.

3. Follow what we call the 1 in 5 rule. One out five posts should have a direct call to action. You can’t go throwing right hooks or asking for the sale in every post. Your post that asks for the sale should have a clear call to action. What do you want them to do? Call you, text you or book a call ? Choose one but lead with value first and make sure you have a clear and concise call to action.

4. Tell Your Story- take me into your world. Who are you, what do you do, who is your family. Post about what your doing, what you are working on, something unique that’s happening in the industry. But don’t make it all about business, throw in your personality too. Again, people buy from people they know, like and trust.

5. Use a platform like answerthepublic.com to help you curate ideas for content. This platform essentially roams the web for questions people are asking. You can literally type in real estate + first time home buyer or any question you think your audience is askign and it’ll give you questions to answer. If you can get inside your target audiences heads and answer their questions this will increase conversion.

6. Figure out the way you communicate best on each platform. It might be you are a better writer than on video. If that is so, publish your content directly in written format. I do recommend trying video, it’s an extremely powerful way to tell your story. And if you’re worried about sucking on camera, don’t worry. I was terrible when i first started.

Remember this is going to help you build your business.
