Unlocking Real Estate Success: The Three Pillars of Your Business Strategy

One of the biggest misconceptions in the real estate space is that you should “just post more content and focus on brand”

I know agents that “post content” or “have built a website” or that are “focused on building brand”… 

but have only sold 1 home this year.

After working with some of the largest real estate teams from across North America and top producers, it has become abundantly clear to me that that is just one piece to the puzzle.

As my friend Sharran Srivatsaa often says, “There are 3 pillars to every successful real estate business”

1. Now business – this is created through door knocking, cold calling, open houses etc etc. But let’s be real this is created by you putting in daily activities and getting better and better everyday at them. That is how you create NOW business.

2. Referral business – People get this so mistaken. They have coasted on referrals and now their business has dropped significantly as the transaction volume has shrunk. The issue here is no one wakes up in the morning thinking about how they are going to refer you more business. True referral business requires strategic partners and a clear strategy. If the strategy is not written down, I am willing to wager that you don’t actually have a referral business.

3. Pipeline business – This can be an array of things, but the moral here is focusing on building a database. Many teams right now are leaving Zillow with their spend because the splits don’t make sense… But even with their investment into Zillow over the past few years they have still invested into database. This is our ability to communicate with our people without having to rely on fb, ig or other platforms that could ban us.

The truth is this…

Brand is important.

Brand sells long term.

But brand isn’t built over night. 

So simply saying “post content” or “build brand” isn’t the core solution to actually selling more of your services. 

It is way more complex than that.

But if I was to break it down into core questions that will help you think differently about business it would be these…

1. What are you going to do today to generate new leads?

2. What are you going to do today to generate new appointments?

3. What are you going to do today to nurture the leads you generated 2 weeks ago?

4. What are you going to say when you get those appointments?

5. What are you going to say in order to get those leads into appointments?

6. Where are you going to track your progress?

7. How do you plan to deliver on your promises made?

8. What are you going to do to create raving fans from the clients that you do have?
