I hear people complain about lead sources all the time…
You’ve heard it too.
Zillow doesn’t work (Yet I know a team with a 14% conversion rate)
Boomtown doesn’t work (Yet I know a team that does a large portion of their business with this)
Fb ads don’t work (Yet we have a client that has transacted over $100k in GCI this year with FB)
Google ads don’t work (Yet I know many teams that love PPC)
The truth is simple whether you want to accept it or not…
Everything works.
The caveat is always your ability to convert the prospect to actually want to work with you.
If your unique selling proposition is “i can help you open a door” or “i can help you with your real estate needs”
You’re a cashier.
And you will be paid like one.
The real question to ask is why is my current process not working.
And after reviewing hundreds of live agent calls I’m certain of one thing…
85% of the time it’s a sales issue.
Are there bad numbers? Of course.
Are there dead end leads. Of course.
But let’s be honest for a second.
If you listened to yourself would you say, “gee that was a perfect call or meeting”
Especially if you don’t role-play, practice and and script your presentations.
I had a conversation with a client today in the Toronto area who’s crushing it.
A market that is down over 42%.
But they’ve zigged when everyone else zagged.
They have doubled down on rentals to drive cash flow into their business, so they can spend more on advertising when most are pulling back.
They are taking market share while everyone else is “too above” rentals.
Our ego is keeping us broke.
My ego kept me broke in the beginning.
I was afraid to ask for help.
Therefore, I struggled in silence.
I’ve gone backwards before.
I’ll go backwards again in order to stay in business.
I’ll admit when I mess up and course correct.
I overspent in Q1 and was forced to adjust the plan.
It happens.
But the only way I was able to adjust was actually tracking my numbers and levelling up my skill.
Tbh… in Q1 I was coasting and not nearly operating my business as well as I am today.
I made some mistakes in that quarter of the business and I sucked.
We suck sometimes.
And sometimes can be months a months.
But that is the beautiful thing about business.
It’s all a choice.
Ultimately here’s the truth.
It’s not your fault that no one has told you this yet and everyone just tries to push more leads to what is a fundamentally broken system.
But here’s another truth.
If you’re struggling – it might not be your fault but it is your problem.
Most agents don’t need more leads.
Most agents need better skills.
Most agents just need to record their meetings to see how much they need to invest into coaching.
This is coming from a guy who’s reviewed hundreds of live transfers.
I’ve heard tons of good calls and I’ve heard plenty that would make your ears bleed.
This is also coming from a guy who sells leads and calling as a service.
Most agents don’t need more leads.
In fact, i had a guy on a call who was so lost yesterday in his business I told him I won’t sell
Him my services because he needs to join a team and get training.
The system is fundamentally broken.
We have agents not serving rentals because of the judgment from other agents.
We have agents not joining teams because brokerages say “oh just join our brokerage and take a 90/10 split, you’ll keep more money”… yet the training and support they provide is garbage.
We have agents saying the leads suck when in all actuality they just need to listen to their calls to hear how much work they need to do on themselves.
The moral of the story is simple.
It’s not your fault, but it is your problem.
