Unlocking Real Estate Success in 2024: Bridging the Gap Between Transactions and Growth

There’s 77,000 licensed realtors in the GTA (Toronto area)

Last month there were 4,200 transactions.

See the gap?

Many didn’t do a deal last month.

Many haven’t done a deal this year.

Many of these transactions are eaten up by teams doing volume.

The rule that 95% of business is done by 5% of real estate agents is the reality.

This is the reality no matter the market.

Don’t be confused.

One of the smartest questions I heard asked by my mentor Sharran Srivatsaa last year was this.

“Did the market grow or did your business grow”?

Many real estate businesses over the last 2 years didn’t grow because transaction volume actually skyrocketed.

And now transaction volume is correcting and agents are trying to figure out how to take market share vs playing the “the market is growing game”

If you’re not out performing transaction volume in your market… your business isn’t growing.

If the market is down 42% and you’re down 80% — you have a leaky bucket.

But the solid thing about understanding these metrics and stats is you can course correct.

I was coaching one of our agents 6 months ago and pushing him towards servicing rentals.

Fortunately he listened to me and is now weathering the storm and pushing himself into a place where he can thrive when the market shifts.

This is a top producing agent in Toronto too.

And now he is going to have cash flow to reinvest back into attracting more buyers and sellers.

Many agents and team leads aren’t tracking the market. They aren’t tracking their numbers.

Therefore, when the market dips they have no clue how to course correct.
