Mastering Real Estate: The Power of Role-Play, Objection Handling, and Effective Scripting

Yesterday I spent the entire day rewriting scripts in my own tone and it resulted in a new client because I was able to actually uncover the need.

We suck because we fail to practice, myself included. I had a few calls this week where I was rusty and as a professional you know when you’re not operating at a high level.

If you want to suck less as a pro realtor

In this market if you want to win, you gotta practice.

You have to

1. Role-play at least 30 mins a day

2. Write the objections down you’re getting and write overcomes 

3. Invest into communication and sales training

The amount of conversations I’ve had with agents that did 10-20+ deals in 2021/2022 and are now at 1-2 deals this entire year is crazy.

Why is this?

Well it’s because the market grew. 

Your business didn’t grow.

On a couple calls this week I said to agents you don’t need more leads, you need to hire Vikram Deol to help you learn how to stop triggering sales resistance.

I can give you a script that works (which we do), but if you don’t use it with the right tone, and know how to ask the questions in the right way and at the right time… the script can’t save you.

We all know agents that close 80% of listing presentations and we know others that don’t.

Most of the time it’s one of two things

1. Large brand that drives the sale

2. Communication skills that drives the sale

And let’s be real, most of us don’t have Ryan Serhant brand.

So what do we need to do?

We gotta get better.

We gotta practise.

We have to learn how to communicate value and get the prospect to trust us fast.

We gotta learn how to dig deep.
